Job Description

A Senior Property Management opportunity has just become available with this leading and expanding Property Investor and Asset Manager holding investments in Central London.

The Senior Property Manager will be the main contact for new and existing tenants on site. You will control the activities within the site to ensure that the asset is managed to its maximum efficiency, keeping voids to a minimum, and ensure that the full market rent is being achieved.

Key Accountabilities:

  • Managing own computerised diary for appointments
  • Preparing terms, leases and instructions, schedule of conditions
  • Lease negotiations including preparing in-house leases and/or dealing with solicitors
  • Preparing all marketing information for allocated sites and assisting other property managers when events are organised
  • Ensuring all literature, websites, public relations, brochures, and newsletters are up to date
  • Liaising with and attending meetings with Agents, Local Authorities, Public Relations and Marketing companies
  • Awareness of rental and expenditure budgets ensuring targets are met and maintained
  • Obtaining market evidence for new and existing sites. Having awareness of competition in the local area of each site in order to ensure sites managed are achieving the best possible rentals
  • Acting in a timely manner for all lease renewals, vacations and dilapidation’s to ensure that no delays are incurred and that actions required by tenants are progressed on time
  • To liaise with the Property Administrator for the maintenance team diary for works required
  • Ensuring the smooth handling of tenants queries and complaints, taking a pro-active approach in resolving disputes
  • Complete meeting paperwork for monthly Asset / Finance meetings
  • Action forfeitures for the company

Skills and experience of the Lettings Property Manager:

  • Proven track record within property management and sales
  • Property management experience at all levels preferred
  • Must have highly effective communication and organisational skills
  • Strong negotiation skills
  • Able to work to tight deadlines
  • IT literate
  • Full driving licence and own car

This position will come with a basic salary of £33,000 to £35,000 dependent on experience and the hours of work will be from Monday to Friday, 9am to 6pm.
