Job Description

This leading multi-disciplined estate agency group with a strong residential and commercial presence is looking to recruit an experienced Residential Property Manager for their commercial department. Reporting in to the Head of Property Management, the job purpose is to be responsible for the efficient management of a portfolio of residential blocks and estates to the highest standards in order to provide a quality service to clients and occupiers.

The key responsibilities of the role are as follows:
  • To effectively manage the residential portfolio with reasonable skill and care and in accordance with the principals of best practice
  • To regularly visit all properties to identify necessary wants of repair and maintenance and action as appropriate
  • To arrange periodic Health & Safety and Fire Risk Assessments as necessary, ensuring that all necessary surveys, risk assessments and periodic testing are undertaken for all properties, and that key priorities / recommendations are identified and implemented in agreed timeframes, taking into account the nature and severity of the risk identified
  • To prepare and submit to clients service charge budgets and monitor spend over budget year and action as appropriate
  • To keep and maintain comprehensive property records to facilitate good estate management
  • To carry out the management service to comply with the provisions of all statutes and subordinate legislation and any codes of management practice required or provided for under legislation
  • To attend meetings with clients / residents outside normal office hours as required
  • The management of all contractors, ensuring works are completed to satisfaction, within time and budget and in a safe and competent manner
  • To arrange on behalf of clients and administer contracts for the supply of utility services, cleaning, lighting, gardening, security, safety and other services and facilities for which the client is liable under the leases to provide and for the operation, servicing and renewal of any fixed equipment (including, without limit, lifts and boilers)
  • To prepare statutory Notices in compliance with Companies House regulations including Notices of AGM / EGM’s, attend meetings and take minutes if required
  • To identify works and issue statutory notices in compliance with the relevant legislation -S 20 of Landlord & Tenant Act 1985
Person specification:
  • You will need to be comfortable working in a fast paced, customer led environment delivering front line services by telephone, email etc
  • It is essential that you have previously worked for a property management company, and have a good understanding of the business
  • Administration experience
  • Whilst not essential any previous experience of working with the QUBE Property Management System would be beneficial
  • You should have good administration skills, be computer literate and have the ability to produce clear, concise and objectively written paperwork
  • You will capable to work on your own initiative within defined guidelines
  • You will need to have a full UK driving licence and access to your own car for business use

Based in Windsor town centre, the salary on offer for this role will be in the range of £22,000 to £28,000 per annum depending on your level of experience. You will be required to work a 37.5 hour week, Monday to Friday, 9.00 am to 5.30 pm, although the due to the nature of the role additional hours may be required to deal with any given situation. You will get 23 days holiday (20 + 3 for Christmas), plus your birthday off, plus statutory bank holidays. In addition; 1 day per complete year of service up to a maximum of 5 days.
