Job Description

Experienced Residential Block/Property Manager

The Block/Property Manager will have an incredibly varied role. This role will be based in the Hove office. The Property Manager will have responsibility for managing a mixed portfolio and will be required to attend board meetings, AGM’s and Directors meetings.

The role will require the setting and the management of service charge budgets as well as carrying out regular site visits to ensure property standards are being maintained.

The Property Manager will ensure the maintenance tasks both reactive and preventative are carried out to the highest standards and that approved sub-contractors are adhering to strict SLAs.

SKILLS & COMPETENCES:

  • Ideally Part I IRPM qualified candidate or similar (ARLA/NFoPP/Rics)
  • Service charge budgeting and setting experience
  • Three+ years committed property/block management experience
  • Major works management (including the S20 consultation process)
  • AGM chairing
  • insurance provision and claim
  • building inspection
  • contractor management
  • general daily resident/director liaison
  • Well organised team player with the ability to work alone as required
  • Property Maintenance

KEY RESPONSIBILITIES

Existing Clients – Management

  • Carry out regular Site inspections to ensure all buildings are in good order and produce written reports
  • Oversee day-to-day maintenance of residential block properties, including liaison and management with contractors
  • Oversee day-to-day, contracted and cyclical maintenance projects
  • Prepare Section 20 Notices
  • Attend out of hour meetings with clients and residents
  • Respond to Solicitor’s Enquiries
  • Handle tenants’ queries verbally and in written form
  • Ensure insurance claims are processed efficiently
  • Ensure Health & Safety regulations are adhered to and all action points set out, including liaison with external parties
  • Provide for Leaseholders’ legal understanding and support of relevant leasehold, Landlord and Tenant Act, Section 20 Notices and related lease restrictions and covenant issues

Property Management

  • Property Check-ins and Check outs, Inventories, maintenance, repairs, regulations and Mid Term Assessments. deal with enquiries from tenants and Landlords
  • Book appointments for contractors to attend to repairs/maintenance
  • Carry out checks on repairs
  • Manage properties e.g. Gas Safety, EPC, Electrical checks
  • Issue section 21 notices

Processes & Procedures, Review & Management

  • Monitor and manage systems and processes to ensure clear understanding of responsibilities
  • Ensure internal controls and procedures are permanently adhered to
  • Attend regular internal meetings to update on resource levels and to identify any areas of concern
  • prepare for and attend all meetings as directed and assist in implementing decisions taken
  • prepare monthly reports

Training

  • CPD – as required by qualifications board
  • Keep abreast of current and new legislation
  • Assist in colleague training and communication as required
