Job Description

Our client is a multi-award winning house builder and developer, creating quality and eco-friendly homes of high sustainability within the South East of England. This company has an enviable reputation as a builder of quality modern homes and a provider of outstanding service.

They are currently looking for an experienced Lettings and Property Manager to source new tenants for new properties, manage existing rental properties and management of buildings. The role will be based in their friendly and dynamic office in Northwood, Middlesex.

The main responsibilities will include:


  • Negotiating the let of properties
  • Marketing of properties including updating website, creating detailed particulars of properties and newspaper advertisements
  • Carry out all viewings of properties and ensuring all viewings are followed up
  • Selecting responsible and reliable tenants
  • Ensure regular feedback is provided to Directors
  • Ensuring all written communication is appropriate, accurate, and follows our standards
  • Carry out appropriate referencing and credit checks on prospective tenants
  • Manage tenant’s deposits using a nominated Tenancy Deposit Scheme
  • Carry out / instruct production of inventories
  • Carry out vacating inventories when tenants vacate and evaluate if tenant’s deposits can be refunded
  • Arrange Tenancy Agreement renewals
  • Being aware of market conditions and trends
  • Ensure meter readings are taken and submitted to utility companies when tenants occupy/vacate the property
  • Be aware and ensure the companies compliances with current legal requirements, tenant act and legislations.

Property Management

  • Record an accurate log of all rents received
  • Record an accurate log of all outgoing expenses
  • Provide monthly cost reports to Directors
  • Process outgoing payments for invoices received
  • Review all invoices received and ensure all invoices are accurate
  • Review utility bills for the usage charges for the developments and follow up any meter readings and queries with the utility company
  • Provide a high level of customer service to all tenants
  • Record all tenant queries and resolve in a timely manner
  • Deal with any maintenance issues and repairs reported by the tenants including instructing appropriate trades to attend / carry out works
  • Liaise with tenants with reference to property maintenance issues
  • Issue letters to tenants regarding anti-social behaviour, late rent payments etc.
  • Arrange for Gas Safe Inspections to be carried out on each property annually
  • Arrange for fire extinguishers / fire alarm panels to be serviced (6 monthly and annually)
  • Instruct and Manage cleaning of communal areas (to applicable properties)
  • Instruct and Manage garden maintenance of communal areas (to applicable properties)
  • Liaise with property management companies for managed properties including processing payments of service charges
  • Ensure smoke detectors and carbon monoxide detectors are serviced annually to all properties
  • Work in a tidy environment, filing all paperwork on a regular basis
  • Works within guideline budgets

This role will be paying in between £20,000 to £25,000 dependent on previous experience.
