Job Description

This leading independent estate agency in Harrow is looking to recruit an experienced Property Manager to work in their busy Management Department. Reporting in to the Senior Property Manager, the main purpose of the role is to resolve issues raised by landlords and tenants quickly and effectively whilst providing a high level of client care when dealing with both landlords and tenants to encourage recommendations and repeat business.

The key tasks and responsibilities of this role are:

Managing approximately 50% of the managed property portfolio, to include:

  • Preparation of inventories
  • Attend check-ins and take tenants through the tenant information brochure them to set expectations
  • Undertake property inspections, as required, and advising the clients of any required works
  • Ensure gas, PAT and electrical checks are undertaken together with any remedial works
  • Co-ordinate matters between landlords and tenants, e.g. maintenance and major works
  • Undertake check-outs
  • Liaise with accounts department in relation to the return of deposit and disputes
  • Liaise with accounts department and tenants and landlords regarding rent arrears
  • Serve compliant notices
  • Undertake rent reviews and renewals
  • Deal with complaints in accordance with procedure
  • Provide clients with professional advice and ensuring their properties are compliant and in good repair

Source new clients and then exceeding their expectations

Work with existing landlords to increase their portfolios

Convert let only / let and rent collection landlords to fully managed

Qualifications and experience:

  • ARLA qualified (to Level 3)
  • 3 years property management experience
  • Well-spoken with strong interpersonal skills
  • Bags of initiative
  • Proactive and helpful approach
  • Flexible, adaptable nature
  • IT savvy

Salary package:

This excellent opportunity will come with a basic salary of £25,000 to £30,000, depending on your level of experience, a discretionary annual bonus, a company car or car allowance up to £250 per month, annual leave of 20 days increasing to 25 days with length of service, and additional 2 days annual leave provided for Christmas period
