This leading independent estate agency based in Reading is extremely well-established, and is now at the cutting edge of innovation in agency. They currently have 30 team members working across residential sales, lettings and property management, new homes, land, and business support.

The company has an enviable market share in new home sales in Reading, and has close working relationships with some of the nation’s top developers, along with a range of quality local developers.

They are currently looking to recruit a New Homes Sales Adviser who will represent both the company and the developer, giving prospective clients the very best level of service to match them to the house or apartment that best meets their needs.

Job description:

  • Maintaining the highest standards of presentation of the site sales office, show homes, gardens and public areas in each site whilst on duty
  • Must wear either developers uniform or in the absence of a provided uniform follow the company’s new homes site advisers dress code
  • Liaising with the developers, site manager and other staff to ensure that site safety rules are adhered to
  • Setting up daily the office/show home and operating all IT systems – telephone/computer/answer-phone etc. as required
  • Operating the site sales office and dealing directly with site enquiries and telephone prospects as well as web prospects and leads generated from the main office/client or clients
  • Make effective home presentations (viewings) to prospects that stress the features and benefits of the homes. Either as part of general site presence or on an individual appointment basis
  • Qualifying prospects for purchase and using negotiating skills to close the sale
  • Liaising with legal professionals, finance providers etc to monitor progression and ensure that sales are progressed to exchange and completion within agreed timescales
  • As required by the needs of the business to carry out off-plan sales, operate a sales function or sales activities whilst based at head office utilizing all the processes and procedures required to progress from reservation to completion
  • Managing prospects by daily working through the agency database of potential buyers and keeping in close contact with them
  • Delivering the highest standards of customer service throughout the transaction in order to exceed customers expectations and deliver fantastic feedback from buyers
  • Operating within an environment of daily/weekly and monthly targets
  • Maintain an effective working knowledge of the market place including local competitors, preparation of reports about the marketplace and producing local information sheet
  • Provide a range of standard company reports to client and line management
  • Ensuring finished homes when released exactly match the plan drawings in order to comply with the company’s PMA responsibilities and reporting any discrepancies immediately to line manager
  • Promoting the company’s other services where appropriate in order to provide great service and generate additional revenues
  • Maintaining a high standard of knowledge of the legal framework around home purchasing, PMA, understanding legal and financial guidelines (money laundering regulations, consumer codes etc)
  • Attending head office as required and specifically to attend monthly team meetings and a weekly sales meeting (at 8.30am)

Person specification:


  • Good working knowledge of Microsoft Office applications (Outlook/Word/Excel/PowerPoint)
  • Knowledge of both the property development/estate agency industry is desirable but not essential
  • Knowledge of legal matters and financial guidelines relevant to the industry are also preferred
  • Completed education to at least A level standard (with a minimum of 2 A level passes)

Reporting in to the Head of New Homes you will either be based in the company’s head office in Reading or out one of the various new homes sites in the area. You will be required to support a 7 day a week function (estimated at 40 hours per week – normally 5 days per week) – Generally 8.30am – 5.30pm when in office / 9.30 start likely when on site which will include regular weekend working. Site staffing may require every weekend working (with 2 days off in the week).

This opportunity will come with on target earnings of at least £30,000 to £35,000 which will include a commission scheme. You will receive 20 days’ annual leave, rising to 22 days after two years’ service, then incrementally up to a maximum of 25 days after five years’ service.
