They are actively involved in general professional work, surveying, residential and commercial property management, block management, as well as areas such as party wall, lease enfranchisement, lease extension valuation, general property valuation, expert witness, etc. This business has an excellent reputation and has grown entirely on recommendations over the years.

Due to the ongoing success of the business, a new vacancy has been created for a Block Manager to join the company. The portfolio is currently entirely block management, so someone with direct experience in this field is essential, and many of the managed blocks have been with this company for a great number of years. Whilst qualifications would be beneficial, they are not essential as the company will give the successful candidate the facility to gain a qualification, with ARMA being ideal.

You will have full responsibility for all aspects of an allocated portfolio of residential properties providing efficient and accurate day to day management and the ultimate point of client and leaseholder contact. The portfolio is likely to consist of a maximum of 30 blocks and be in the region of 300 – 400 units including management of at least one larger “Flagship” scheme and may also include permanent site staff. With the office based in Putney, and the majority of the company’s property portfolio based in, or very close to, London SW15 there is not very much travel involved.

The successful candidate will be responsible for day to day running of the portfolio, dealing with repairs and breakdowns, insurance, obtaining work schedules, overseeing works and signing off completed jobs, with large contracts being checked by a qualified surveyor. There will also be resident’s meetings to attend, these are usually annual, and finish between 8pm and 9 pm. If a meeting is attended, then time off in lieu would be organised to compensate.

The salary on offer will initially be in the region of £30,000 – £35,000 depending on the level of expertise and experience of the individual. You will be expected to work in between the hours of 9am to 6pm, Monday to Friday, but you should be prepared to work longer hours where necessary – for instance, on average, one evening per week would be spent at a management meeting at one of the sites.  This does not affect any TOIL arrangements. The position comes with an annual leave entitlement of 25 days per annum.
