Job Description

An excellent opportunity has arisen for an experienced Lettings professional to join this leading privately owned property group as a Senior Residential Leasing Manager. Based in Mayfair, central London, this company are specialist developers, investors and fund managers in several sectors; residential, retail, office and industrial property. The purpose of this role is to let the company’s properties within the designated sector, in the shortest time possible and at the best price, while protecting long term value.

The key accountabilities of the role are as follows:

  • Minimising leasing voids
  • Maximising rents without compromising long term value
  • Investigating tenant quality including financial covenant and alignment with tenant mix strategies
  • Managing the relationship with the applicants up to and including the point of handover to the Management Surveyor
  • Maintaining relationships with letting agents and advisors to both the company and applicants
  • Negotiating and executing transactions within the designated location sector, in line with targets and strategy
  • Providing relevant, up to date and timely market advice to all market facing teams in the business

The key responsibilities of the role include:

  • Keeping up to date with market trends, occupier requirements, research, pricing and competitors in the designated sector
  • Regularly input into customer segmentation reviews
  • Share knowledge with and advise market facing teams in relation to acquisitions, developments, refurbishments, refreshes, renewals etc
  • Where required, attend any internal communications relevant to the designated location sector
  • Prepare product marketing plans and budgets
  • Select, utilise and continuously improve channels to market
  • To be proactive in the growth of direct lettings
  • Proactively identify and approach potential applicants and maintain applicant relationships
  • Understand applicant need and align with suitable product
  • Deal with incoming enquiries
  • Categorise applicants in line with agreed principles and provide the appropriate service during the applicant relationship
  • Manage designated agent relationships, ensuring the agreed level of service is   delivered
  • Build and manage an effective network, contributing to the wider company network
  • Attend all networking and customer facing events relevant to the designated location sector
  • Conduct and/or manage viewings and negotiations in line with service category
  • Where appropriate manage the preparation of the property for letting (e.g. furniture, fit out)
  • Manage legal transactions through appointed legal team
  • Input relevant applicant information into the designated system
  • Ensure a successful handover of the applicant relationship to the appropriate Management Surveyor when they become a customer
  • Measure voids and proactively work to reduce them in line with sector targets
  • Proactively identify and pass on cross selling opportunities
  • Work across the other Sector Leasing teams to ensure consistency of approach and standards and sharing of best practice
  • Advise on appropriate finishes and furnishings in properties to let
  • Day to day line management of the residential leasing team

The key requirements for this role:

Qualifications:

  • MRICS or ARLA

Track record:

  • Demonstrable success in sourcing and closing leasing transactions in a   competitive market environment
  • Evidence of building strong relationships and of having a reputation as a successful and trusted market operator
  • Experience of advising on the development and specification of leasing products using up to date market and consumer information
  • Experience of working within a high value portfolio

Technical skills/knowledge:

  • In-depth knowledge of relevant legislation
  • Strong IT skills
  • Good understanding of the development /refurbishment process including product specification

This opportunity will come with a basic salary of c. £47,000, a car allowance of c. £5,000 per annum and a discretionary bonus. This is a Monday to Friday, 9am to 6pm role.
