This very well established organisation specialises in providing exclusive luxury apartments for the short or long term visitor to London, be they companies requiring a prestigious base or senior executives looking for a family home. Their properties range in sizes and styles to suit their clients’ exacting requirements – all of them in prime Central London locations. The company is currently looking to recruit a Senior Lettings Manager whose primary function is to increase net rental income whilst managing and developing the Lettings Team to deliver results and reflect the values of the Company.

The duties and responsibilities of this role will include:

 Leadership:

  • Overseeing the day to day lettings of the residential portfolio (in total) with the aim of ensuring that the company brand is represented to a high standard
  • Achieving maximum rental value and minimal voids
  • Implementing the marketing and promotion strategy
  • Line Management responsibility for the Lettings Team, which comprises of Lettings Assistants and a Team Administrator
  • Driving the Lettings Team to deliver results and achieve targets on time.
  • Liaising with Property Director on market conditions, staff performance and any issues that arise

Operational planning and management:

  • Liaising with, and overseeing the Lettings Panel to ensure they represent and market the properties in line with the company’s requirements
  • Monitoring the performance of the lettings panel and taking corrective action if required
  • Identifying and targeting potential clients to increase direct lets in line with targets
  • Being aware of competitors and changes in the marketplace
  • Obtaining up to date market rental value details, negotiating terms and rents on lettings, including lease extensions and rent reviews
  • As required undertaking viewings with prospective tenants and converting to a let
  • Following up on viewings undertaken by other colleagues and converting to a let
  • Ensuring mid-year tenancy checks undertaken, managing/actioning any follow up required. Attending cause of concern apartments flagged up and addressing issues directly with tenant
  • Ensuring legal documents, such as the precedent lease, are updated or reviewed as required
  • Liaising with the Building Surveyor and Property Manager on refurbishments, decorations and building works programs
  • Managing the interior design process (both furnished and unfurnished) to ensure schemes reflect the brand to a high standard, within budget and timescales
  • Implementing marketing strategy
  • Ensuring records are updated and maintained on the company’s IT systems

Financial planning:

  • Building budgets for each financial year and monitoring accordingly
  • Preparing rental income and expenditure budget figures
  • Monitoring budget expenditures throughout the year to ensure profit targets and KPI’s are met and financial compliance achieved
  • Immediately reporting any non-compliance or budgetary anomalies
  • Ensuring best value and quality achieved from suppliers by obtaining quotes/negotiating fees

Customer Service/Relationship Management:

  • Developing a deep understanding of customer needs and market trends to identify and execute new ideas to improve customer service, customer advocacy and add value
  • Delivering a high level of customer service to the company’s tenants
  • Proactive approach to dealing with tenant queries or complaints
  • Actively approach tenants in situations where complaints may arise

People management:

  • Carrying out monthly 1-2-1 reviews and annual appraisals
  • Coaching, training and developing the team
  • Ensure the lettings team represent the Company to a high standard

Skill requirements:

  • Excellent numeracy skills
  • Good working knowledge of Microsoft Office software and willingness to learn new software packages
  • Experience of updating portals and/or websites
  • Good business writing skills – grammar, punctuation and spelling
  • Excellent communication skills
  • Excellent approach to customer service / client care
  • Attention to detail
  • Excellent time management skills
  • Educated to A’ Level or equivalent, and preferably to degree level
  • Industry recognised qualification such as NFOPP or ARLA would be advantageous, and membership of ARLA
  • Minimum 5 years recent Lettings experience
  • Recent experience in a senior lettings role, managing a team of people

The successful candidate will be rewarded with a basic salary of between £45,000 and £52,000 pa depending on your level of experience and expertise. This is a Monday to Friday role, where the hours of work are either 09:00 to 17:00 or 09:30 to 17:30. This position is based in their Knightsbridge office.

The benefits will include the following:

  • 22 days holiday plus bank holidays increasing to 27 days after 5 years service

After the three month probationary period the company will also provide:

  • Personal pension plan employer contribution of 7.5% with the employee contributing 1% increasing to 2% in 2016 and 3% in 2018
  • Life assurance of 4x salary in the event of death while in service
  • Private healthcare, which is extended to spouse, children in education up to age 21 (this is a taxable as a benefit in kind)
  • After 1 years’ service the company will also provide Group Income Protection which in the event of long term sickness pays insurance of 75% salary less state incapacity benefit
