Job Description

This highly respected firm of estate agents and chartered surveyors has a successful network of offices in London and the Home Counties. They are currently looking to recruit an additional sales negotiator for their Cobham office in Surrey. The company are very open on the level of experience the candidate has, and will consider employing someone either at negotiator or senior negotiator level. Any knowledge of the Elmbridge area would also be advantageous.

The duties and responsibilities of the individual will include:

  • Providing clients with a professional service, and achieving the best price for their property that market conditions permit
  • At all times to understand and to abide by the provisions of the Estate Agents Act 1979, The Property Misdescriptions Act 1991, and the Money laundering Regulations 1993 and subsequent Statutory Instruments and to follow the directives as set out in the company hand book
  • Interviewing potential purchasers in a structured fashion to identify their requirements and to enquire if they have a property for sale and to achieve a market appraisal for the company
  • Contacting these applicants in a pro active manner introducing them to property matching their requirements swiftly and efficiently
  • Negotiating with potential buyers, ensuring that their clients’ interests are best served at all times, that other offers and sensitive information is not divulged to prospective purchasers, and that comprehensive and accurate file notes are recorded on the appropriate property file and the IT system
  • In liaison with the office manager, keeping clients regularly informed about the progress of their client’s sale and marketing
  • Efficiently and diligently expediting and administering the sale process from the agreement of terms to the exchange of contracts, and finally facilitating the completion of the sale and the smooth handover of the property
  • Achieving sales targets as agreed with the office manager
  • Being alert to development opportunities, and informing the Company’s development department
  • Introduce clients and applicants to the Company’s associated independent mortgage advisor
  • At all times projecting a smart, friendly, polite and professional image providing the highest standard of customer care in order to secure recommendations and further business for the Company
  • Being a fully integrated team member and to keep the office manager and other negotiators informed as to the progress of all negotiations
  • Being proficient in the use of all office IT and communication systems
  • Attending training sessions and participating fully
  • Accurately measuring and writing sales particulars of properties
  • Valuing property for the purpose of a market appraisal to sell

Qualifications and experience required:

  • A minimum of 2 years previous estate agency experience is required, with a demonstrable sales record to date
  • Applicants should be able to provide evidence of a stable background and success in their academic studies and previous careers
  • The company deals with properties in the middle to top end of the market so you will need to have the presentation and communication skills to handle the clientele
  • Any valuations experience would be beneficial though is not essential as training will be provided.

This opportunity will come with a basic salary of c. £16,000 plus personal commission enabling you to earn at least £40-45,000, along with a car allowance. The company is also prepared to underwrite the salary for the first few months.
