Job Description

A vacancy for a Property Manager has arisen with one of the leading privately owned estate agencies in Oxford. They have a very high profile, an enviable market share in the area, and a thriving Lettings & Management department.

Whilst some previous Property Management experience would be beneficial, our client will potentially consider candidates with a Lettings Admin background.

The main purpose of the job includes:

  • Retaining and growing the existing rent base to agreed targets by building rapport and trust with landlords
  • Managing an allocated portfolio of properties to the required standard
  • Liaising with the Lettings Managers in branch to grow the property portfolio and rent base
  • Point of contact for landlords for expert advice
  • Point of contact for tenants with issues to report
  • Overseeing the effective relationship with contractors, suppliers and other professionals to ensure the company’s required standards are reached and maintained

The key tasks of the role include:

  • Actively participating in office meetings
  • Processing job orders to ensure the effective maintenance of properties
  • Working with Lettings Managers to ensure that new properties are correctly set-up after initial “take on” and that all properties are prepared to the company’s required standards for each tenancy
  • Maintaining and growing contractor database
  • Ensuring contractors meet the company’s required standards, that charges/rates are competitive and that timescales are adhered to
  • Carrying out regular routine property visits to agreed schedules and company required standards, and reporting issues promptly and positively to all relevant parties
  • Carrying out efficient “meet and greet” and pre-tenancy checkouts
  • Pre-empting potential maintenance problems
  • Identifying potential refurbishment opportunities and project manage refurbishment works to agreed targets
  • Maintaining the effective administration of the TDS scheme
  • Ensuring the smooth termination and preparation for re-let of managed properties
  • Negotiating deposit returns promptly at the end of each tenancy
  • Holding regular meetings with Lettings Branches to address current issues and plan ahead
  • Administering safety testing and certification and other compliance issues to industry
  • Supporting all members of the Property Management team at times of short staffing

The salary on offer will very much depend on your level of experience and ability but will vary between £22,000 and £25,000. The hours are Monday to Friday 9am – 6pm, and every third Saturday morning. You will need to have your own car and a full UK driving license.
