Job Description

A Central London based firm who specialise in Property Investment, are looking for a results driven individual who has the ability to successfully manage their growing lettings department and provide exceptional customer service. The role will be based in their prominent and affluent inner-city office in Marylebone.

They are looking for a person who can take full control of the entire Lettings and Property Management process in order to give their clients peace of mind and ensure their investments are well managed and achieving their full potential.

This is an excellent and challenging opportunity for an experienced professional who is able to define changes that need to be made and then implement these changes in a department that currently needs development, processes and structure. A significant change is taking place in this department and therefore you will be playing a vital role in shaping this change and driving the department forward.

The successful candidate will need to have previous experience as a Lettings Manager.

Key responsibilities for this role:

Lettings:

  • Liaising with tenants, landlords, local authorities and other parties
  • Arranging and attending viewings
  • Property inspections
  • Overseeing maintenance issues and making necessary arrangements
  • Ensuring minimal void periods and managing any arrears issues
  • Ensuring the rental software and files are up to date and correct
  • Ensuring all legal requirements are met
  • Ensuring correct policies and procedures are in place
  • Ensure landlord agreements are signed
  • Marketing of properties and preparation of property details
  • Tenant checks, credit checks and referencing
  • Arrange inventory check in and check out
  • Deposit refunds
  • Reporting to head of lettings

Management:

  • Check the properties are maintained and safe to let
  • All properties should meet health and safety requirements
  • Ensure all safety certificates are in place
  • Maintain an accurate record of the allocation and movement of property keys
  • Dealing with all maintenance issues, appointing contractors, keep landlord informed, seek approval where required
  • Dealing with emergency and out of normal hours maintenance calls
  • Monthly statement for Landlord
  • Deal with evictions where required
  • Producing top level reports for the board
  • Meeting lettings targets
  • Being aware of market conditions and trends
  • Taking charge of memberships with professional bodies
  • Any other tasks that need to be undertaken by a lettings agent, providing full management services

The initial package for this superb opportunity will be a basic in the region of £25,000, with on target earnings set to be in the region of £37,000 for the first year but depending on performance, this could be significantly more.
