Job Description

This leading private landlord is looking to recruit a Lettings Manager to actively develop the performance and turnover of their Lettings Department and to meet performance targets set in relation to these areas, and to manage and use best endeavours to maximise gross rental income passing through this department in terms of new lets and renewals. You will also be responsible for supporting all business developments in relation to AST lettings.

Primary activities:

  • Day to day management of the Lettings Team
  • Letting of an allocated property portfolio
  • Negotiation training and mentoring for Lettings and Renewals Teams
  • Management and marketing of the Landlord’s properties
  • Training and mentoring the Lettings teams and where appropriate, the Property Managers in the above practises
  • Liaising with and providing advice/information to other departments on ‘front end’ lettings, renewals, terminations and market forces
  • Customer service and brand marketing
  • Manage external service providers to letting agents
  • Management of the software system

Duties and responsibilities will include:

  • Responsibility for lettings and renewals performance for allocated portfolio
  • Day to day management of staff in the Lettings Team, including all Lettings specific training
  • Undertake inspections and provide recommendations to improve rental performance.
  • Operate as dedicated lettings expert for allocated portfolio
  • To lead and support teams to meet Lettings and renewals related KPIs
  • Work and support Property & Asset Management Teams
  • Monitor profitability of tenant charges and fees in line with Management Accounts debits
  • Assist in development of and monitor provision of monthly analysis reports for AST tenants to include the supervision and collation of the information for the Board Reports on Market Lets
  • Negotiate with applicants on behalf of Landlord and to the satisfaction of such all terms of an offer put forward by an applicant
  • Where required develop, initiate, implement and report on marketing and advertising budgets and strategies with Director
  • Provide regular reporting and market commentary

Qualifications, skills and experience:

  • ARLA qualified
  • Intermediate standard use of Microsoft packages including: Excel, Word & Outlook
  • Knowledge of Housing Acts and Landlord & Tenant legislation
  • Agency experience
  • Commercial acumen and sound communication skills both written and oral
  • Leading a professional and incentivised lettings team
